Dear Owners, 

Over the past two years the Board of Directors of Desert Shadows RV Resort in cooperation with the Architectural Control Committee (ACC) have been working on updating the guidelines for landscaping responsibilities, and guidelines currently in place for the Resort. 

Below are the updated guidelines:

Goal

The maintenance of ALL grass, trees and shrubs in the resort is done in systematic fashion which maintains a neat and orderly seasonal appearance resulting in a high value-proposition for owners and a desirable location for guests. 

The resort contracted gardeners are tasked with implementing the grounds maintenance/landscaping program described below on common property and all lots throughout the resort.  Owners may opt out of the program; i.e. elect not to have the gardeners maintain plantings/foliage on their property but may not deviate or opt out of the standards.

HOA Grounds Maintenance/Landscaping Responsibility

  1. Maintain everything in common areas
  2. Trees normally trimmed once a year.  All Citrus, Palms and decorative trees will be trimmed seasonally on a ‘best for health/appearance’ basis and to take advantage of color and appearance. Should an owner not want a tree trimmed at that time, or at different time(s) the owner shall be responsible for cost of trimming out of season and would accept responsibly for the any damage to the health of the tree resulting from out of season trimming.
  3. All Plantings adjacent to resort walls will be trimmed to a standard height of 2 feet above the wall height. Trimming timing to take advantage of their color and appearance.  
  4. Trimming Schedule (approximate)
    • May: Date Palm Trees
    • June: Mexican Fan Palm Trees, Washingtonia Robusta Palm Trees
    • July: Washingtonia Filifera Palm Trees, California Fan Palms
    • September: All other trees, Scalp (late Sept) for overseeding
  5. All shrubs within resort, except those in pots, decks, planters more than two brick high and topiaries. All shrubs may not exceed 6’ in height. Monthly Trimming timing to take advantage of their color and appearance 
  6. Turf: Cut weekly.
  7. Weed Control: Sprayed monthly.
  8. Blowing of hard surfaces (driveway and rear patio) : Blown once a week.
  9.   Pick up fruit from the ground: Weekly
  10.   Maintain in-ground Irrigation.  In the event of a irrigation leak under pavers it will be the responsibility of the owner to replace pavers.

Owner Grounds Maintenance/Landscaping Responsibility

  1. Plantings on lots. Installation of new plantings on a lot is an owners responsibility and shall be done through the permitting process of the ACC. Such plantings shall then be subject to the resort program and will be trimmed appropriately. Installation of new irrigation MUST be approved by ACC or HOA prior to covering. If not approved any breaks or leaks will be owners responsibililty to repair and possible fines. If owner wishes the HOA contractor to do the install owner would be responsible to make arrangements and payment directly to contractor. 
  2. Irrigation of pots, decks, drip systems & planters more than two brick high.
  3. Maintenance of plantings in pots, planters, topiaries.  Proper disposal of any plant materials shall be placed curbside for landscapers to be picked up. Trees over 12 feet in height is the owners responsibility. 
  4. Paver and concrete installation and repair. Paver, concrete, dirt & turf etc. or any building materials may NOT be placed in dumpsters and must be taken offsite.
  5. Shrubs and trees not trimmed by landscapers at the request of the lot owner shall be trimmed to the program standards at the lot owner’s expense.

Owners who do not want resort gardeners to trim on their lot, according to program standards, must provide notice in writing to the resort Manager (email acceptable) which accurately details the areas to be exempt from the routine work.  Those owners are then responsible to maintain trimming on that lot to the standards described above at their own expense.

If an owner is absent from the resort, in or out of season, and the Resort Manager identifies areas that need to be trimmed to maintain the appearance standards described above, the Resort Manager has the discretionary authority to a) have the work done and b) assign charges to the owner depending on circumstances evident at the time.
