Sample Letter to Potential Renter

Thanks for your interest in renting our lot at Desert Shadows RV Resort.

Desert Shadows RV Resort is a Premium Destination "Snowbird Paradise" located in Cathedral City California, in the heart of the Coachella Valley, within minutes of Palm Spring’s International Airport.

Our Resort includes 460 individually owned HOA Units which include Park Models and RV Lots.

We are not a campground or short stay facility. Owners can rent their respective lots for stays of a
minimum of 30 days. Many renters stay for the entire Snowbird season of 5-6 months.

A few important rules/regulations of the park include:

1) Age Restriction: We are a 55+ Seasonal RV Resort.

2) Pet Rules: Only one household pet is allowed per lot, weighing less than 20 pounds and no
taller than 14 inches. Pets must be kept on lot under owners' supervision and on a maximum 8-
foot leash when outside. Pets are not allowed in common areas.
If pet is removed from the lot, it must be carried or transported, and litter must be removed
immediately. Annoying barking will not be tolerated. After pets have been transported outside
the Resort gate there is space to walk your pet.

3) RVs: Minimum size of the RV is 26 feet long but cannot exceed a basic width of 102 inches
plus manufactured extensions. The maximum length shall be no more than the distance within
the required front and rear setbacks of the lot (see section 4.5 of R&R’s). No vans, van campers,
truck-mount campers, utility trailers, tents or tent trailers will be allowed on any lot or stored.
RVs cannot be unsightly or in disrepair and must have visible proof of current registration.

4) Renter Registration: All renters must register with the HOA Office and a $35.00 fee will be
charged. Registration is mandatory for your safety and security. A FOB will be issued for ingress
and egress to the Resort. A deposit is required for the FOB. Renter/Guest privileges can be
revoked at any time a person does not conform to the HOA Rules & Regulations or CC&Rs.
