ANY IMPROVEMENT COMMENCED PRIOR TO RECEIPT OF APPROVAL IN WRITING OF THIS APPLICATION WILL BE SUBJECT TO REMOVAL AT MY EXPENSE ON ORDER OF THE BOARD OF DIRECTORS. 1 FUTHER AGREE THAT APPROVAL FOR PLACEMENT OF CONCRETE FORMS MUST ALSO BE RECEIVED IN WRITING PRIOR TO POURING CONCRETE. 1 WILL CONTACT THE ARCHITECTURAL CONTROL COMMITTEE (ACC) TO INSPECT SAME.

  • 1. All improvements must comply with (a) Cathedral City Ordinance #187(b) Title 25,Division 1, Chapter 2.2 Special Occupancy Parks, Article 9 (Accessory Buildings) of the California Code of Regulations, (c)Desert Shadows RV Resort's Covenants, Conditions and Restrictions as amended (CC & R's) and (d) appropriate Association Rules & Regulations. It is the responsibility of the applicant to adhere to the above to assure compliance by the contractors.
    2. To obtain a Site Improvement Permit, the following items are needed:
    (a) A Site Improvement Application that is complete dated and signed.
    (b) An accurate Plot Plan of the lot drawn to scale that clearly shows the dimensions, location, materials, paint, etc. of the requested site improvement. Existing Site Improvements must also be identified and shown on the Plot Plan (typical scaled Plot Plan diagrams are available from the Association Office near the front gate.
    3. A completed Site Improvement Application must be submitted to the Association Office, near the front gate. The Office will stamp the date the application is received. The ACC must process the Site Improvement Application within 30 days, although most are processed within one week.
    [NOTE: APPLICATIONS WILL NOT BE ACCEPTED OR PROCESSED AFTER THE SECOND MONDAY IN APRIL - APPLICATIONS WILL BE ACCEPTED STARTING ON THE THIRD TUESDAY OF OCTOBER AND THEREAFTER]
    4. DO NOT commence construction, demolition. or other site modifications until the Site Improvement Application has been approved by the ACC and returned to the owner.
    5. In the event that Cathedral City permits are required, the owner will be notified at the time of approval of the Site Improvement Application. However, it is the responsibility of the owner to obtain the appropriate building permit(s) prior to start of project. Once a permit(s) is obtained, the owner should provide a copy for ACC files.
    6. An approved Site Improvement Application and Cathedral City Permit (if required) become the owner's permission to proceed with the project.
    7. To minimize disruption to others in Desert Shadows, all are reminded that construction Hours are 8:00 AM to 5:00 PM. (Revised 2/03/09)
